Commercial Land in Austin TX

Hello All,

I am a realtor & investor in Austin TX. I recently met someone at my church who is looking to sell their land. It is located in East Austin past McKinney Falls State Park. It is 3 separate adjacent lots and supposedly two of them are zoned partial commercial. I have never dealt with commercial land before, but I am very interested in learning about it. I used MLS to try to comp out her property, but there are not a lot of similar properties. I know I have a lot of due diligence to complete and need to confirm everything this seller is telling me. I really want serve this person the absolute best I can. I would love to pick some of y'alls brain on this. If you're local, I'd love to take you out to lunch as well! Any tips or advice helps!
