Hello, I am a new real estate agent and was wondering if anyone had any good tips on how to get started (books, daily habits, marketing ideas, buyer/seller handouts, presentations) ? Really just looking for advice on how to get started. Any help is greatly appreciated!

Build your database and work that database.....calls work best, 2nd best in person, way way way down the list are text, messages, etc.

So take everyone in your phone and detail them out in your CRM....if you have first name only...then get last name, address, email, connect to them on Linkedin, FB, IG, get Bdays, Anniversary, spouse name, kids names....and at least one personal piece of info for them....school, hobby, interest, etc.

If you have connections on Linkedin, FB, IG or some other database that are not in your phone, then add those to your CRM.

Then start calling....easiest call is to say....Hi I'm selling real estate now.....would you mind if I send you an update on your neighborhood.....boom...you should be emailing 500 people in your CRM with property info about prices in their neighborhood 1x a month or maybe 1x quarter depending on how quick you think they might move.   While you have them on the phone you should ask them if there is anyone you should meet?....then get contact info for that person and add them to the database...and start doing the same with them.

As a new agent I would say for the first year you should be adding 5-10 people a day to your database....send out 5-10 hand written notes or postcards to those people you talk to.

Too many new agents are afraid to call, afraid to ask for business, so if you are that guy, then ask people you call things like....are there any vacant homes in your neighborhood? Could you send me the address? Are there any problem homes in your neighborhood? Know anyone getting married? Know anyone having babies? Know anyone with family that has passed away recently and might need to sell the house? Are there any FSBO signs in your neighborhood? Could you take a picture and text it to me of the sign and phone number? Just one question per call is all you need....then follow those leads.

I would also say, grab another agent or two in your office that is new.....tour every single house that your brokerage has listed.....ask the agents in your office if they have listings you should tour and leave them feedback....that way you get to know prices, neighborhoods, conditions, etc...and get to know all the other agents in your office.  Tell them you can cover them on vacations or if they are busy.   If your broker doesn't have enough listings then pick ones from other brokerages.   I'd say you should tour at least 10 homes a week when you are new.

While you are touring...talk to people in the neighborhood you meet/see.   Leave doorhangers on five doors on either side of the listing and 10 on the other side of the street.

That all should keep you busy.

95% focus on listings right now.....5% on buyers....don't go looking for buyers, but work with them if they drop in your lap.   Most new agents switch that.

Pick five friends and five relatives and go do a listing presentation for them.   Do that in the next month.  For practice...ask for feedback....have them ask you questions and learn how to respond.
