Which State/City can I still find SFR/MF's in $50-70k range?

Hello agents,

New investor living in S. California looking to purchase out of state properties in B-C grade locations for section 8 rental opportunities. Looking at approx max ranges of $70k for SFR/MF's. Open to hearing location recommendations that fit my criteria. TIA.
