Real Estate Leasinf Agents in Smaller Towns

Do real estate leasing agents exist in smaller towns? I'm talking like suburb size towns. Im in Dayton, Ohio and I've personally never seen landlords or clients that would pay leasing agents to find them a renter or a property to rent. I may just be out of the loop but I'm just curious if that's still a viable route where I'm at and where to start. Thanks!
