Seller counters with request for buy to waive repairs
As a condition to accepting my offer, the seller countered with the condition that I waive the repair/replace contingency part of the inspection and immediately move forward with the results of the inspection “as is” or terminate offer with a refund of earnest money. Should I accept this counter from the seller and then after the inspection offer that the seller give a credit for those big ticket items that need to be repaired or replaced, if in fact any items are found in the inspection? Advise and creative responses welcomed. Thanks.

Everything is a negotiation. Here in Columbus, we have such a hot market that pretty much everything is as-is. Yes, you can negotiate after inspection on price, and they may, or may not concede based on any number of factors. No one here will be able to tell you whether or not you should accept the counter, as we do not know any specifics, but consider this. If you do take it, the worst case is you're out the cost of inspection. You can still walk away if you feel the deal is no good after inspection.
