Can you be an appraiser and a real estate agent?

Can someone be a professional real estate appraiser at the same time as a real estate sale agent. I know of people that have the credentials to do either, but will focus almost exclusively on one or the other. Why is that? Can both be done, essentially, as two separate businesses?
