Early lease termination

Tenant had a lease through the end of Feb. In Nov tenant provided notice they would be terminating lease at end of Feb. Tenant notified me rental was vacant in December if I wanted to rent it out early but understood the lease didn't term till Feb. I did not attempt to rent it out as I was unaware I should. Middle of Feb new tenant wants into unit earlier so old tenant provided keys and I told them they would get 2 weeks rent back. Then my new tenant didn't show up to rent out the unit. Do I still owe the old tenant the 2 weeks rent since technically I didn't rent it out?
