Looking for a Deal in or around Binghamton

My daughter(22 years) is going to be attending Binghamton University to get her Nursing degree, in their accelerated Bachelors to BSN program.  I want to get her started out in real estate at the same time.  I figure, if she can get 2-3 roommates, they can more than pay the mortgage for her, and get her jump-started in investing in real estate.

She is moving at the beginning of April, so I would want the deal to be done by that time.  Financing is flexible.  I would be comfortable buying for cash, if the price was right, and it got the deal done.  We could also do a Construction to Perm Loan, if there is a bit of renovation needing to be done, prior to her showing up.

Any leads would be appreciated - Might need the name of a few good contractors in the area as well.

Would be nice to have a zoom meeting to talk through some of this.
