First time commercial loan

Good Evening, 

Im not too sure where i am supposed to start. I just bought a duplex with my VA loan and live in one side. Ive owned the property now for just under 6 months and renovated both sides. Now, I am getting military orders to colorado and am looking to buy again. At the current cost duplexes are not really existent however 4 plexes and apartments are.

The issue. These properties are over 1 million dollars and as i understand it this falls into the commercial loan area. I am looking for assistance/guidance as to what steps i should be taking in order to either get a partner or to get one of these commercial loans for an apartment/4 plex.
