Buying Land but Seller only has a Sherrif's Title

Hi guys,

I really need your opinions and experiences.  I'm in the process of buying a piece of land but the seller inform my realtor that she only has a Sherrif's title for the property. I really want this land. Any suggestions or previous experiences?
