Advice for Networking with Builders as a new real estate agent

I moved to an area that has an expansive master planned community of around 36,000+ residents. There are about 60+ resident realtors in the neighborhood. I want to connect with builders and develop relationships with them in that neighborhood as a part of learning the neighborhood and drawing buyers to it and to potentially list homes in the neighborhood. 

My question is what are some effective strategies you have practiced in networking and developing relationships with builders and what has been the results (outcomes) of those relationships? Is this an effective focus in obtaining a share of the market in a large neighborhood like this?
