Noob Investor in need of direction

Sorry if this is too basic for this forum. I am still trying to figure this whole real estate thing out. 

I have one duplex and my home, but I am struggling to figure out how to take the next step in growing my portfolio. I am not sure what to do next and everything seems so expensive!

Using redfin house price estimator (which I know is far from perfect) the duplex is worth $555k, which means I would have $184k in equity. I also have about $150k equity in my home. 

My question is where do I go from here? Would you recommend selling and doing a 1031 on the duplex? Home equity loan and doing BRRRR? Cash out Refi? I am reading and listening to everything I can but I am getting some serious analysis paralysis and not sure what to do next.
