How do commercial loans work on SFH and multi families?

Hi everyone! I appreciate everyones input in advance! I am hoping to understand how commercial loan work with purchasing SFH and multi families. How does a bank approve an LLC which is trying to buy a property without any financial history? I am going to speak to a mortgage broker but thought this forum could also help me better understand. Thank you again!
