Loan Options for Down Payments Initially

Looking for some advice on the best way to get funds for down payments for investment properties. We have 1 investment property and 1 in the process of buying. We created an LLC to use for our growth plans. We identified a few properties we want to buy to expand more but are unsure on all the different loan options. Our issue is the cash flow at the moment for the 20% down and closing costs.

Has anyone had experience getting around that in the beginning? Do lots of people do personal guarantees? Are bridge loans worth exploring?
