Buying model homes until neighborhood is complete

Has anyone bought a model home lease it to the builder for office use until the neighborhood is completed & then sell it? I do a lot of new neighborhoods & some builders will lease the home from you for office use. Does Anyone have advice pros & cons would be helpful. Being that it’s a new home in an undeveloped neighborhood the home could be cheaper but when neighborhood is complete home goes up in value.
