HELOC HELP! $150,000 IN EQUITY

I have an opportunity to pull up to $150,000 on a HELOC on my home. I am considering doing 2 things.

1.) buy a duplex/triplex/quad

2.) buy multiple single family homes

I want to be able to make the most bang for my buck as I am just getting in to real estate.  What would be worth it the most?
