Coming up with Down payment

Other than saving over a long period of time, how can I come up with a 20% downpayment for a 450k triplex I found for sale? 

Getting a loan is no problem but 20% down is 90k and I don't have that.

Any ideas?

I really dislike when someone claims you can buy real estate with no money down. What they're really saying is you can do it without your own money by using someone else's. That's not the same thing.

Regardless, there are some good ideas in the book.
