Should I sell or refinance?

So me and my wife want to start buying rental investment properties but were stuck between selling our house for a pretty good profit especially for only being there 4 years or refinancing and potentially saving 200-300 dollars a month on our mortgage. Selling would help give us more of a cushion if we house hack our first investment property but refinancing would also help as our DTI would be extremely low to buy an investment property. I do know it's a sellers market so if I did the house hack I would be overpaying but if I refinance I may miss the opportunity to get this much for my house. what would you do?
