Question on Partnership

Hey everyone! I'm so excited to FINALLY be doing my first deal! We close on a fixer upper next Friday. A friend and I are partnering on a house where she will pay for the house cash, I will pay for repairs and we will split the profit. A quick summary of course but don't be fooled, a lot of research and planning has gone into this deal!

Anyway, I am looking for a copy or some language for an Operating Agreement that would detail what I stated above. Does anyone have anything like that? I'm not looking to reinvent the wheel, but we need to have something in writing in case anything every happened to one of us. Any suggestions would be welcome. Happy Investing!
