Moving to Indiana in April

Hello all,

My first post on BP! I'm moving to Anderson, Indiana in April 2022 for grad school. Was thinking of buying a home in that area, since it seems cheaper then renting there. However, I wanted to know some feedback if anyone here invests in that area, or has experience investing in that area if it's worth it? I'm looking at smaller homes (1bd/1bath) or (2bd/1bath). The 2bd option I was thinking of house-hacking (renting out a room to another student).
I don't think I will be moving there permanently and so I will probably either sell or rent out after I leave. The area doesn't seem to have much development and growth, so I'm trying to figure out exit strategies. If I'm wrong about growth, I would love to have a discussion about it :)
