First Time home buying questions

HI Everyone,


Hoping I could get some answers because I am very confused...how do you buy a first home with limited $$$?

How much money do I need to have saved to purchase a home for 250K?

I spoke to a Chase lender and he said I need to have 40K in my bank savings for downpayment/closing costs and fees. Is this accurate?

What has your experience been like and has anyone purchased home with less?
