Cleveland investors - advice, please!

Hey, guys!

Could someone explain to me what's up with 44111 zip area? I mean, it's so different from street to street, right? Where are b, c, d areas? I'm trying to find a nice buy and hold property in this area, maybe as part of brrrrr, but get confused with the various neighborhoods. Thank you!
