How would I go about wholesaling two homes for a widow that does not want to deal with renting out her properties and wants to sell fast? How would I receives my commission on the deal?

@Bruce Lameco  The ethical thing to do is to help her to find a licensed real estate agent and get them on the market.  That way she will get the highest price for her properties.

If you want to squeeze a profit out of the widow (it feels creepy even typing that), the legal way is to buy her property and then resell it.  

Unlicensed wholesaling in Arkansas is a Class D felony and can result in a $10,000 fine and 6 years in prison.  This Arkansas attorney has a very good post on it: https://www.davisfirmpllc.com/...
