Newbie here in Southern Utah. HELP!!

Trying to find a deal here in Southern Ut is not looking good. Looking at rentals.  Is it a mistake of me to buy a property, live in half just because I'm going to need a place to live in the near future? I'd be happy to go over what's out there with anyone, to show me if I looking at things the correct way? Thank you!!
