Rookie question - need some help with Rental Calculator

Hi, I have yet to purchase my first rental property but thankfully have the "pro" membership so have unlimited access to the calculators but have a question. To finance my first deal I will be doing a cash out refinance on my primary residence that I own out right. When refinancing the closing costs/points will be deducted by from my loan balance so in the calculator when putting in the "loan balance" I would put in the exact amount of the loan and leave closing costs/points blank? Want to make sure I have the numbers right for the most accurate CoC ROI. Thank you!
