I live in Toronto. What's the best way to invest $15K cash?

Hi all - I'm a young professional starting out my real estate investing journey. I have a mortgage based on my current salary, bought a Toronto 1-bedroom ($480K) as my primary occupancy in December 2020. I put 20% down.

I have $15K saved up now and a bit of home equity (though I believe I'll need to requalify if I'd like to use my HELOC) and am wondering if folks have any proven strategies I can consider to purchase my next investment within 5 years time.

Willing to rent out the current unit and house hack but not sure if that's feasible given my situation. Is doing partnerships the only strategy that makes sense?
