Getting started with $0 and shaky credit.

So I've been reading all sorts of books and listening to podcasts and watching youtube videos on REI. Lots of these "GURU" types are preaching REI without using a penny of your own money. Is this a reality? Any hard money lender I've spoken to has asked about down payments etc.... I would like to do this with 0 of my own dollars. I am great at finding the deals (I own an SEO and marketing agency and have a cold calling staff), so I just need the $$$. Now, you could be asking yourself why I need to use someone elses $$$ when I have a decently successful business. It's simple. I plan on documenting everything from start to finish to prove/disprove that this can be done with someone else's money.
