Cockroaches - LL or Tenant responsibility?

My tenant called and said "we have cockroaches, can you call a pest controller?" 

I obviously want them gone...but who should pay?

    It depends on how long the tenant has been there, IMO. If they've been there a week and they see roaches then you should 100% pay for it. 

    If the tenant has been there a while I would pay for the service and then bill the tenant for the cost. 

    Of course, if it's a MF property it can be trickier though most pest control guys can tell you where a roach infestation is sourced at and that's whom should be billed.
