what would you suggest?

I own a 2 bed 1 bath home that is still a good size but we wish to grow our family. My wife wants to keep the home and rent it out. I want to sell and buy a multifamily. I purchased the home while I was single. We have equity in the home as well as some savings. I guess my question would be what's the best way to purchase a multi unit without having to put 25% down?
