Moving to a different state

My wife and I are hoping to buy a multi family home within the next year. I have been pre- qualified with an FHA but unfortunately we cant afford anything near by. We live in Utah and it's hard to find anything that we are confident we could find tenants for since the only places we can afford are in small towns. We can afford plenty of places out side of utah so we are considering moving to a state we can buy a cashflow owner occupied property for at least a year. After a year we could possibly move back to utah with an out of state investment opportunity under our belt. Any advice? Thanks in advance.
