how to make it work with an agent

Ok, here is the deal out of curiosity I got on realtor.com and was looking at houses for sale. When I saw one that was listed at a decent price I started researching the property etc.

I sent a letter to the property owner stating I would love to talk with her about purchasing this house from her. I didn’t expect to get a call back but last night at 10:00pm she called me and is very eager to sell her place. She has many rental properties and is going through some tough times right now and needs to sell what she can FAST. Now here is the deal though. The property I was interested in is listed with an Agent. How can I make this work? I ultimately want to wholesale this. The property is in good condition and her son is currently residing at this residence.

Is there a way to make this work to my advantage with the property being listed through an agent? Keep in mind I want to have as little as possible money out of my pocket.
