How do I make an offer when the owner is a mortgage company?

Hi Guys, I am new to real estate. One thing I have been doing is driving for dollars. I found. For a vacant property, I use the prop stream program to skip trace the property. I ended up finding out that the owner of the property is a mortgage company. How do I make an offer for the property when the owner is not a person but a company?
