HELP WITH 1st BRRRR, how should I get started

Hello ALL! 

Background: I’m 25, make 115k/yr, have 60k cash, no debt, renting, 740-760 credit score and live in Washington state, and I want to start my real estate journey!! 

Questions: how to analyze a hard money dealer/refinance for a noob. I have a twin brother and we both want to invest, he has they exact background as I stated for myself (go figure), we have an excellent relationship and want to invest together, do y’all recommend this? Also anything a seasoned investor wished they knew when they were just starting out.
