Total noob needs help. How to get pre-approved for hard money?

Hi. Want to get started but unsure. Need some guidance. We have a property in mind here in Palm Beach County, FL that we want to make an offer on to rehab and flip. It's a friend's rental property that he wants to get rid of. I know he'll take a low offer. How can I get pre-approved by a hard money or private lender, as a total newbie who's never done this before? My wife does have construction projection management experience and connections to contractors. We have good equity in our own home, which we thought about using, but our current income is not enough to get approved. Please help a total noob.
