Rent Free Opportunity/ Advice

Hey All,

My wife and I just got married and currently renting 6months left in lease with 40k in savings for investing.

A year from today we have an opportunity to essentially house sit for 6 months to a year rent free. My dilemma is whether we should try to get an investment property financed now then save up for a second next year while living rent free or…

Just keep saving for next two years then try to start with cash offers or large down payment when we buy our first home.

Curious your thoughts. Live In DC expensive area.
