Cash out refinance pre-approval for BRRRR in NH

New investor in southern NH pursuing the BRRRR strategy. Currently I'm working on getting everything in order to do my first deal and a big part of that is getting pre-approval for the cash out refinance. I am actively going through the pre-approval process with the lender I used for my personal home but I want to get at least another 1-2 pre-approval letters in hand before I make a move on any properties so I have some options.

Any other BRRRR investors have lenders they would recommend looking at(or avoiding!) for the cash out refinance? Any and all information would be greatly appreciated.
