New Investor Estero/Fort Myers Looking For Advice Opinions

Hello, I'm Mike from Estero,Florida looking to eventually purchase my first rental property.I still have alot to learn such as analyzing properties to find a good deal,pretty much the whole process.I currently have money in the stock market and a ebay business (worth about 40-50 grand) if I were to sell everything.I would like to buy my first property cash with no mortgage if possible.So my question is do I let my investments grow a few years? So I could buy my first property outright. Or is that a silly idea? And should I just get a conventional loan? And buy my first property sooner.It won't be immediate as I would still like to learn to process.Please leave your honest feedback/opinions.Thank you!,Mike.
