To appraise before or after having a tenant?

Aloha, me and my fiancé are in the process of finishing up a light cosmetic rehab on a buy and hold condo. I was wondering, should i try and appraise it before or after we rent it out? (Knowing that the appraisal will come in at good value for me to be able to pull out my original down payment). And if its after we rent, why would that be more strategic in doing so.  

     Would like some help, thanks!
