BRRR/Househack Has anyone tried?

Thinking of doing BRRR for a multi-family as I live in one of the units. I have been cautioned about this idea and wonder what are the possible pitfalls. The idea is as follows:

1. Buy fourplex using hardmoney

2. Rehabbing fourplex

3. Refinancing using FHA loan

4. Renting out and living in one unit

Has anyone tried this method?
