New real estate investor

Hi I’m Dominic I’m 19 years old and I live in northern Indiana, me and my girlfriend are looking for a investment property preferably a single family home we both work full time jobs did not go to college but make around 60-75k a year combined. No family or friends are in real estate but we are looking for advice. We understand the basic concept of rental investments we are looking for homes and are pre qualified already with a high 4 to 5 % interest rate. We want to buy rehab and hold for the long term we already have a investor friendly realtor but we need guidance on our next steps, where to we get a lease, what type of thing should first time single family home investors know.
