Structuring Deal and Investors

Hello everyone, 

I have someone who is selling a residential 3/2 house in the Houston area for $70,000. I am friends with him so I he will take his portion once the house sells. I have a small residential construction business so I will be doing the remodel. I talked to a couple realtors and they told me it would would sell for $165,000. The house needs about $30,000 in work. 

1. Where is the best place to look for private investors?

2. I was told a disbursement agreement would protect everyone in the deal is this true?
