New Investor, looking to invest in rental homes

Hello Everyone,

I have been reading books about real estate investing, and other forms of investing. One of my goals for this year is to purchase a home in Virginia that I could rent. I was wondering what is the best way to start? I don't have much experience on the loan process but I'm always reading articles about them. What would be a good loan for a rental property that you could oay low interest rate and still have some ROI? I'm always willing to learn and looking for new ideas to start investing in real estate.
