Northern CO. First Buy

I am eager to get into real estate investing in my state of Northern Colorado. I just bought my first house in February and I have since learned about real estate investing and would love to talk to someone who also has started out and what their experiences are. I want to buy a new investment property but I can't afford the 25% down. Do I buy a new "primary" residence so I can put down closer to 5%. I would love some insight. especially if you are in the northern Colorado area.
