Taxes on Rental Property

I have been renting out my condo for 2 years. I lived in it for 2 years as my primary residence. When doing my taxes, I never get any breaks for it. I just get docked for the income. Should I be claiming it as a Qualified Business Income? Should I refinance it as an investment property? Any suggestions on how I can maximize profits on my rental or is that just how it works? 🤪 based out of California.
