Creating a list Title companies

Hey Guys! My name is Kyle and I'm from Ontario Canada. I'm new to Real Estate and I am looking to become a investor and looking at getting into wholesaling properties to investors to help save money to invest in the future. I was wondering about the best ways to create lists to cold call/ door knock to find properties to fix or add value. I was wondering different ways to create a great list of properties.
