Just got my real estate license, any advice?

Hi everyone, I recently just passed my real estate exam and was wondering if anyone had any tips for beginners in this field. My goal is to be a real estate investor and purchase my first property by the end of this year. Whether it being my first rental property or flip. I appreciate all the tips and advice in advance, thank you!
