First Rental - Tips on HELOC to Refi

Hello all,


Hoping for suggestions/links to posts that answer. I'm a first-time rental buyer. I'm looking at a roughly 65k HELOC to work with and I'm very interested in how to refi the rental to pay for this. I hear this being talked about but haven't found a clear path to it. I'm looking at a 64k all-in and, very conservatively, 70k-100k property value on the rental I'm looking at.

How do you pull value out of the rental in order to pay down the HELOC?

It seems like a Refi into a conventional loan is only available for a conventional loan. Am I missing something there?
