POF letter or bank (question for Investor friendly realtor)

Hey Everyone,


I am a wholesaler based in NC and need advice concerning POF. I understand transaction and a bank statement will get it done, but what if a letter from a partner or private lender, but then of course as wholesaler, finding a real cash buyer for the property. Do you approve POF Letters in some transactions?
