First rental property investment

Hello bigger pockets community! Very excited to be here. A little background about me. I am a carpenter by trade and have a California contractors license, originally from Ireland but have been living here for 10 years. I’m moving into the real estate world and even with the great wages here I don’t want to wait to start investing and I plan on moving to the east coast in 2 years to be closer to home and family.

My question, I’ve been looking at single family homes in Louisville Kentucky, I want turnkey or as close as for my first few properties because initially I want cash flow. In two years I will be working the brrrr method with my own skills able to be closer at hand, any advice on the market I’ve chosen or another market you would suggest? I’m looking at a $30000 down payment at the minute.

Hi Francis. You’ve chosen a good market. Louisville is experiencing the same sellers market atmosphere as most places right now. But depending on where in Louisville you’re looking to invest you can still find a deal with boots on the ground. How much do you know about the different areas here?
