Cleveland Ohio Real Estate Investing

Hi BP! I'm an out of state investor looking to learn the Cleveland, OH market to add to my investment portfolio. I'm looking to meet with Investment friendly agents who have knowledge of the Cleveland market and can educate and share "deals" as well as give insight into different neighborhoods. 

My "wants": Single family homes, under $150k, meet the 1% rule, in C+ neighborhood or better, rent ready or minor cosmetic needs. I can buy cash or leverage with 25% down. 

My experience: I have 9 properties spread between NJ (where I live), Pennsylvania and North Carolina. I self manage the properties nearby and use property management for those that aren't so close. I have SFH and small multifamily, and most are in B-/C+ neighborhoods.

I would need an agent who knows the areas/neighborhoods and the differences between them, average rental value within those specific areas as well as providing insight into what I could be missing when running numbers on paper. I'm a serious investor and ready to pull the trigger once I obtain knowledge within the area and build good repour with the agent. Feel free to reply or message me privately to connect!
